The move-out checklist Austin landlords actually use
Most deposit deductions come from the same ten places. Here is how to clean them before your final walkthrough.

Summer is peak moving season in Austin. Leases turn over, UT students shuffle apartments, and thousands of renters try to clean an entire home while also packing, working and arranging utilities. The last thing anyone wants after all that is a letter from the property manager listing deductions from their security deposit.
We talk with property managers across Travis and Williamson counties every week, and we see their inspection forms. The good news is that the same few areas cause most deductions. Clean these carefully and you dramatically improve your odds of a full refund.
Start with what the lease says
Before you clean anything, pull out your lease and move-in inspection report. Texas law requires landlords to return deposits within 30 days of move-out and to itemize any deductions, but they can deduct for conditions beyond normal wear and tear. Your move-in report is your best evidence of what was already there. Take dated photos of each room after you clean so you have a record too.
Some leases also require professional carpet cleaning with a receipt. If yours does, schedule it after everything else is done so the carpet is the last thing to dry.
The ten places inspectors check first
1. Inside the oven
Baked-on grease is the most common kitchen deduction. Remove racks and soak them in hot soapy water. Coat the interior with a baking soda paste, leave it overnight and wipe out with a damp cloth. Avoid self-clean cycles right before move-out, which can leave ash and smoke smells.
2. Inside the refrigerator and freezer
Empty it completely, pull out shelves and drawers, and wash them in the sink. Wipe the interior, the door gaskets and the top of the fridge. Unplug only if your lease allows it, and prop the door open so it does not grow mildew.
3. Cabinets and drawers
Crumbs in drawers and sticky shelves are easy for an inspector to spot. Vacuum out crumbs first, then wipe inside and out, including handles and the cabinet tops above the refrigerator.
4. Bathroom grout and hard water
Austin's hard water leaves white scale on glass doors and faucets. A dedicated hard water remover or a vinegar solution works on most fixtures, but never use vinegar on natural stone. Scrub grout with a stiff brush and rinse well.
5. Toilets, including the base
Inspectors look behind the toilet and around the bolts at the base. Clean the entire fixture, then wipe the floor around it by hand.
6. Baseboards and door frames
Scuffs and dust lines on baseboards make a home look neglected. A damp microfiber cloth handles dust. A melamine sponge removes most scuffs, but test it on a hidden spot first because it can dull some paint finishes.
7. Walls and nail holes
Check your lease before patching. Some landlords prefer to fill holes themselves. Wipe fingerprints near light switches and door handles with a gentle, non-abrasive cleaner.
8. Window sills and tracks
Tracks collect dead bugs, dust and pollen. Vacuum them with a crevice tool, then wipe with a damp cloth wrapped around a butter knife.
9. Light fixtures and ceiling fans
Dust on fan blades and dead bugs in light covers are quick deductions. Turn off power, remove glass covers, wash and dry them, and wipe fan blades with a pillowcase slipped over each blade to catch dust.
10. Floors, last
Vacuum everything, then mop hard floors working from the farthest room toward the front door so you do not walk over clean floors.
Things renters forget
- Replace dead light bulbs and HVAC filters if the lease requires it.
- Remove every item from closets, the garage and the patio.
- Clean the dryer lint trap and wipe the washer gasket.
- Return all keys, garage remotes and pool fobs.
- Leave a forwarding address in writing so the deposit reaches you.
Should you hire a move-out cleaner?
Doing it yourself saves money if you have time and energy. For a typical three-bedroom home, a thorough move-out clean takes one person eight to twelve hours. A professional crew does it in four to six hours with commercial equipment.
